House Hunting Strategies for Your First Home

As a rent payer, you got tired of the limitations that this status forces you to and you want to get in the select group of first home buyers. Everyone is telling you that you should be much better off with a house of your own and you incline to agree with them. And there are indeed a few very strong reasons why you should buy a house of your own.

First of all, you will be the proud owner of your own house, which means that you can do whatever you want with it, including painting it in the colors you want, designing it the way you want, etc. Then, there are the property tax deductions which you can only be eligible for if you are a first home buyer. Everything is pointing you in this direction. Now, how do you find that dream house in which your family really feels at home?

You probably don’t know this, but 4 out of 5 house searches begin on the internet. You were probably tempted to do the same. And searching for a house on the internet is indeed very appealing. I mean, from the comfort of your soon to be ex-home you can take virtual tours of the available houses, see pictures of the neighborhood, check and compare prices, etc. You might even make up your mind before you get to the closest real estate office.

Most people decide which house to buy in the first two weeks after they begin the search, even more, a great number of people decide in the first two or three days! It’s advisable that you do the same. I mean, if you really like a house, go ahead and buy it. Taking too much time is not very beneficial, and usually people who do that are not really that determined to take this step.

When you go on your perfect house hunt, make sure you are equipped with a digital camera. Once inside, make sure that you take pictures of everything. Do the same with the surroundings of the house also, because a beautiful neighborhood is almost as important as a beautiful house.

You have to take into consideration many aspects when taking this step, as it could be a decision that will affect the rest of your life. Make sure that you notice the room’s design and features, the window size and placement, and the list could go on and on. If you can see any strange features, make sure you remember them and write them down. Also, take a look at the surroundings of the house. It’s very important to get a general idea about that, too. Although houses placed near parks (for example) could be more expensive, it may be a smart investment if you paid a little extra money for a good neighborhood.

While you are looking for that dream house, the best thing is to see a maximum of about 5 houses a day. If you take more tours than that, you might get saturated and an anxious and that could affect your choice. If you follow my advice and see no more than 5 houses a day, your mind will be made up naturally, and you will instinctively know which house you want to buy even as others are going through your scrutiny.

After a few days’ search, you will want to go back to the first houses you saw and start over again, this time with 3 or 4 houses which you considered to be the most appealing. You will see them with different eyes now, and you will be able to notice all their details. After all, a few days of house searching will have sharpened up your senses. In the end, your mind will already be unconsciously set on that dream house you always wanted. And as the majority of the first home buyers, you will be glad you decided to take this path.

There is a difference between a house and a home. A house is simply that, it’s some walls, a roof, all you stuff inside. A home is something different altogether, it’s an intangible concept that arrives when you feel like you have settled into a place where you will be for sometime. Someone once said “home is where you make it.” Truer words were never spoken. So the question is, how can you be sure you have found that special house that can really become a home?

Well, to start; you should be on the lookout for potential candidates with certain criteria in mind. If you have some defined “musts” listed before you start looking, you should be able to find the right place. Now, it’s important to separate needs from wants at this point. Also, try to think in terms of future needs as well. If you plan on expanding your family for instance, then you will need the room to do so. Typical needs run in the areas of rooms, backyards, proximity to schools, work and other services. Also, be mindful of what needs are more important than others. Sometimes it can be difficult to find a place that fulfills every need and one may have to be compromised, but hopefully not.

For a house to really become a home, it really needs to satisfy you as the buyer on many different levels. One of the main things that must happen is after the purchase process is finished, the buyer must have the ability to sit back and be completely happy with their purchase. This is largely related to the service that they receive from their realtor during the sale. If the realtor has fulfilled their duty then the client will never think “did I get the best deal and the best home for my dollar?” An agent has a huge role in the overall satisfaction of their clients. House cleaning can range from many various options, whether it’s a basic clean of your home or everything imaginable being cleaned. It will vary on what you select and the cost of the cleaning services.

It can be difficult determining whether you should or should not utilize house cleaning services over doing it yourself, and many feel that it can be a waste of money having someone else clean their home. In the end there are many pros and cons to having someone clean your home for you. When you don’t seem to have the time to clean your home you can find yourself getting frustrated.

One major time that it can be difficult to get your home clean is after you are moving. Usually when a house is sold it’s required to be cleaned for the next home owners. After you’ve just moved to a new home though one of the last things on your mind is having to clean the house you just left, so why not have someone else do it for you? As you can see there are many benefits to having someone else clean your home, but if you are worried that they are not going to do it the exact way you want it give the cleaners a list of some things that they may not do. Do interviews with the companies and ask as many questions possible. You must remember they are going to be cleaning your home and if they can’t live up to your expectations then it’s just going to be a waste of time for everyone. Don’t find yourself wasting money with a house cleaning company that doesn’t do what you want, find the perfect one and you’ll be happy with the results and not be redoing things yourself. Remember it is your home; you live in it, not them.

With the public perception of realtors and other players in the real estate

industry suffering under all the negative media coverage, it may be difficult to

believe that there are professional and ethical realtors in the marketplace. Rest

assured they are out there¡ªdoing their best to inform, educate and represent

their clients in the current real estate market.

One of the most important things they can do is to inform a home seller about

the pitfalls one is likely to encounter when they overprice their home. While

sellers have different motivations as to why they want to knowingly over price

their home, the following will explain why this is not always in the seller¡¯s best

interest.

#1 ¨C Decline in Agent Enthusiasm and Response

In order to satisfy their clients, Buyer¡¯s Agents (realtors that represent buyers)

will spend less time showing a property that is overpriced. Before showing the

house, most agents will evaluate the house¡¯s data on the MLS (Multiple Listing

Service) database. Based on the comparative market analysis that their

research shows, they will know definitively that the house is overpriced. If their

client insists on seeing the house, they are very like to briefly show the home to

their clients but they will include other properties that are appropriately priced

homes in their client¡¯s desired neighborhood. As the old adage goes ¡°Time is

Money¡±, buyer¡¯s agents are motivated to get the most money for the time they

spend showing houses. They know that satisfied clients will very likely refer

them to additional business.

#2 ¨C Decline in Agent Showings

As mentioned previously, Buyer¡¯s agents (realtors that represent buyers) avoid

showing overpriced homes because the realtor has access to MLS (multiple

listing systems) databases that provide specific facts and accurate data about

market value. While they may visit the property themselves which is called

¡°evaluating the inventory¡± or houses available for sale currently in their market,

they may not even mention the property to their clients. In order to maintain

their credibility with their clients, they will steer their clients to more

appropriately priced homes with a realistic idea of their ability to close the deal.

#3 ¨C Minimizes Offers

Even if a buyer was persistent and interested enough to see your property(

because it happened to be in a neighborhood they like, etc.) they will be less

likely to make an offer since the difference between the list price and the market

value is substantial. A professional buyer¡¯s agent will inform his clients what the

market value of your house should be.

# 4 ¨C Qualified Buyer Exposure

Overpriced houses fail to attract qualified buyers for the reason stated above.

You are more likely to attract ¡°looky-loo¡± buyers who are usually ready to buy

six to nine months in the future. While these prospective buyers may be great

client leads for the agent, they do nothing for you¡ªthe seller.

Overpricing your home tends to drive away pre-qualified prospective buyers

from your home and thus the very kind of offers you would be inclined to work

with. With so much real estate data on the internet now available such as

Zillow.com, Realtor.com and other websites, savvy buyers can often

guesstimate how much your home should sell for and thus will make offers on

homes that sell at the estimated market value and within their price range.

# 5 ¨C Limits Financing

Financial institutions and mortgage companies finance only a percentage of the

real value of the house, which is called the loan-to-value( i.e. the percentage of

a property’s value that a lender can or may loan to a borrower) and can be, for

illustration purposes, typically around 80%. If the house is overpriced, the

lender usually will finance a lower percentage, thus reducing the available

financing. If you have been lucky enough to get an inexperienced buyer to this

point, this is where the transaction can suffer problematic setbacks and

potentially ¡°fall out¡±¡ªthe transaction falls apart. If you are not a ¡°motivated¡±

seller, this may not be a problem other than a waste of your time. However, if

you were anxious to sell your home this is where overpricing your home can

become a disaster.

# 6 ¨C Wastes Advertising Dollars

A house that is unrealistically priced fails to get normal advertising response.

This reduces the effectiveness of advertising and results in the loss of advertising

dollars.

# 7 ¨C Loses Prospects From Signs

Prospective buyers who learn about the house from the sign usually will inquire

with the listing office or realtor regarding the price. They usually get turned off if

it is overpriced and do not pursue the matter further¡ªnot even to see the

interior of the house.

#8 ¨C Less Money For The Seller

Eventually market interest in the overpriced property completely declines and

the seller may become desperate and often begins to cut the sales price

drastically. In the interim, he or she must bear maintenance and holding costs.

The net result is that the seller will get much less than he could have if the house

was ¡°right¡± priced or correctly priced at the outset.

Home Buying 101

Disclaimer: The primary state that this article covers is New Jersey. Though licensed in New Jersey and New York, the author will primarily address the buying process as it relates to New Jersey, with the occasional reference to New York. There are many differences from state-to-state. This article is not intended to take the place of legal representation or a qualified Realtor®.

When you go shopping for a house and begin to work with a Realtor®, one of the first questions a good Realtor® will ask you is, “are you pre-approved.” At this point I am frequently met with righteous indignation, “my credit is perfect.” What you have to understand is that Realtors® dig a lot of empty wells. When a potential buyer comes to us and tells us they want to buy a house, having a pre-approval letter simply shows the Realtor® that the buyer is serious about their intentions. In addition, before we can make an offer we have to have that in hand so that when we make an offer, we can present the pre-approval with it.

The type of relationship you have with your Realtor is called an agency relationship. This means that your Realtor has certain fiduciary responsibilities depending upon in what capacity they represent you. The Realtor can represent just the buyer (buyer’s agent), just the seller (seller’s agent), or both the buyer and the seller (disclosed dual agent, not legal in all states but legal in New York and New Jersey.) In New Jersey and New York, agents are required to provide prospective customers with a Consumer Information Statement (NJ) or an Agency Disclosure (NY). These documents are required to be given to you and the Realtor® must acquire your signature so that (s)he can prove to the state Real Estate Board that you were given this pamphlet that describes these relationships.

A good Realtor® will be able to enter your criteria into their local Multiple Listing System (MLS) and that system should be able to generate listings on a daily basis based upon your criteria and then email them to you. This method is far preferable to you going and looking at Realtor.com. Realtor.com is a great tool, but its listings can also be a little stale. Things sell and they may take a bit of time before they come off of, or are updated on Realtor.com. Make sure you have a computer savvy Realtor®. If they are not, find another Realtor®.

After you have found the perfect house your Realtor® will help you write an offer. In New Jersey we do this with form contracts. In New York we do this with a letter of intent.

Once terms have been agreed upon, In New Jersey the contract goes into attorney review whereby each side’s attorney reviews the contract with their client’s interest in mind. In NJ, a contract is not valid until both attorneys have made their changes and agreed upon everything (in consultation with their respective clients, obviously). In New York, once terms have been agreed upon, you do a home inspection prior to actually having the attorneys draw up the contracts. In NJ the home inspection is not done until you get out of attorney review.

When your Realtor recommends a lawyer or a mortgage representative to you, chances are he is doing it with your best interest at heart. No ethical Realtor® or one who valued their license would receive any kind of “kick-back” from such a party. We are prohibited from doing this. We recommend them because we have established relationships with them. We understand how they work and we know them to be reliable and ethical. We develop a style and method of working with these people that helps to keep the process moving forward. Transactions can fall apart due to simple lack of or mis-communication.

Once attorney review is completed, the buyer will frequently have agreed to the payment of a second deposit. This would have been in the contract. This is not always the case. This usually must be submitted within a certain number of days of the end of attorney review.

Even experienced real estate investors will rely upon the services of a professional home inspector. A home inspector can save you thousands of dollars by pointing out problems or potential problems with a home. This may involve something as serious as a bad electrical panel or wiring, to as mundane as the grade of the ground around the house. Something to remember though, just because the home inspector puts it on the report, it doesn’t mean you are going to get a huge credit from the sellers or that they are going to repair every minor issue. Home inspectors are paid to find things wrong. Be realistic and realize you are buying a used house. Obviously this is different for new construction. In New Jersey there is a 10 year warranty on new houses.

Once attorney review is over, the buyer’s attorney will order a title search and a survey. A title search looks back at the chain of ownership of the home to make sure that there are not any outstanding liens or claims on the home (also known as “clouds on the title”). The title insurance policy you buy protects your and the bank’s ownership of the home in the event that something is not found when the title search is done. It is as its title implies, insurance.

If you are relying upon a mortgage to purchase your new home, you will have a mortgage commitment date in your contract. This is the date when you must have your bank’s or mortgage rep’s commitment letter. This must be provided to the seller’s, their Realtor and their attorney. Before this can be issued you will need to complete a lengthy application and provide proof of income and assets. They will also do a more thorough credit search.

A bank will also do an appraisal of the house. This determines the current market value of the house as compared to comparable local sales. The bank wants to make sure that you (they) are not over paying for the house.

The elapsed time from offer to closing can range anywhere from 10 days to 5 or 6 months depending upon the individual situation. Things that can move very quickly if the buyer doesn’t have another house to sell first (a home sale contingency) or if the home they are buying is vacant.

Before closing you will do a walk-through of the house to ensure that the house is in the same condition as when you originally saw it and that it is being delivered in “broom swept” condition as per the contract. You will also want to make sure that they have removed all of their personal belongings from the premises, unless otherwise pre-arranged.

Exterior Lighting Protects House – Light Up Your Home For D

Home security and that of the business premises is foremost in every responsible owner’s mind, be it a family guy or a single person; but the simplest solution to the effective way to protect both places is one not many instantly think of – which is, exterior lighting.

Yes, exterior lighting is the simplest and most effective method of building a security shield around the premises, be they residential or commercial as it gives the impression of someone being present on them.

Exterior lighting also works to ward off potential intruders from breaking-in to the property that is well-lit in the fear of being sighted as it saves those on the premises from inadvertent work hazards of tripping/knocking over something/getting hurt by a protruding object etc. if working late hours.

Exterior lighting is not always recommended for improving security conditions in a home or office, but also for your better health and for livening up the place.

Good lighting is essential to the essence of a home and for keeping risks at a minimum, especially with children or old folks in the home or even when entertaining friends; this applies to an office environment as well. So, you can find out more about motion sensor lights that work to light up only that areas where any movement is detected, which is a good way to get off your neighbors’ nerves should you have resorted to the alternative of keeping all lights all through the night –annoying and expensive!
